Position Details:
Title: Maintenance Supervisor
Location: Elizabeth, NJ
Shift: Mon-Fri, 8a-5p, with rotating on-call duties
Compensation: $75-$83k/yr based on qualifications and experience! + Bonus potential (10% of salary in the Quarterly Inspections, plus a monthly bonus that varies, $150-$200 per month - not guaranteed, but based on performance)

Position Description:
In supporting the company's commitment to excellent customer service and a high-quality living environment, the Maintenance Supervisor, under the supervision of the General Manager, is responsible for leading the maintenance staff in making repairs and conducting preventative maintenance of the property. The duties and responsibilities listed below are not comprehensive, and only a summary of expectations.
--- Diagnosing problems and making repairs in the following areas: electrical systems, plumbing, appliances, flooring, basic carpentry, heating and air conditioning systems, pools, irrigation and landscape maintenance, and minimal roof repairs
--- Adhering to the organization's policies and applicable laws, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws about the multi-family rental industry.
--- Adhering to and ensuring staff follows, the organization's policies and applicable laws.
--- Maintain confidentiality involving residents, employees, property, and company information.
--- Interviewing, hiring, scheduling, and training the maintenance staff.
--- Planning, assigning, and directing the work of maintenance staff.
--- Maintaining the safety and cleanliness of community grounds, common areas, and parking lots, including picking up trash.
--- Ensuring all inventories, repairs, and preventative maintenance of the grounds, common areas, amenities, apartments, and buildings are completed efficiently and cost-effectively.
--- Using Key Trac to monitor all maintenance activities.
--- Completing all open work orders within 24 hours or communicating to the resident and manager plus updating One Site (Property Software).
--- Maintain a current refrigerant log for all A/C service actions readily available for inspections at all times.
--- Conducting a ten-minute daily start-of-shift meeting, handing out individual daily assignments, and establishing special projects that can be centered on a team concept.
--- Conducting a daily meeting during the last fifteen minutes of the day to discuss accomplishments, problem areas.
--- Obtaining bids for repair work or renovation projects from outside contractors.
--- Maintaining Material Safety Book and Chemical Inventory Log, while using only approved chemicals identified during accomplishment of daily tasks.
--- Ensuring that all maintenance activities follow OSHA and company safety policies.
--- Performing such duties and assuming other responsibilities as may be assigned.

Requirements:
The company is seeking an experienced Maintenance Supervisor to run the Vinty Apartment Complex maintenance team. You must have 2-3 years of related experience and/or training to complete the duties satisfactorily. You must be able to handle emergency plumbing and electrical problems, and you must have experience in the care and proper use of small hand tools and mechanical equipment such as blowers, chainsaws, snow blowers, and tractors and you must have or be able to obtain a basic tool set. Experience with interviewing, hiring, scheduling, and developing a staff is required to be successful in this role. Strong leadership, management, and customer service skills will make you a standout!
--- Required to be able to read and understand documents, such as safety rules, operating and maintenance instructions, and procedure manuals.
--- Required to have HVAC certification.
--- Required to score 70 or higher on Maintenance Test.
--- Must be able to speak, read, write, and comprehend English.
--- Bilingual English/Spanish, a plus!
--- Must have a valid Drivers License.
